Key expressions
- 〜によって(違う) — "varies depending on ~." 家賃は距離によって違います = "the rent varies depending on the distance." A workhorse for explaining what a thing depends on: 人によって、季節によって. See 〜によって (depending on / by means of).
- 〜ほど(高い) — "the more ~, the more ~." 駅に近いほど高い = "the closer to the station, the more expensive." Often paired with a comparison; the same idea powers the 〜ば〜ほど pattern in 〜ば〜ほど (the more… the more…).

About the 不動産屋 (real-estate agency)
Renting in Japan comes with vocabulary you won't meet as a tourist. Apartments are advertised by layout codes: 1K is one room plus a small kitchen (K), 1DK adds a dining-kitchen, and 1LDK adds a living room — the number is the count of separate rooms. Upfront costs are the famous pair 敷金 (しききん, refundable deposit) and 礼金 (れいきん, non-refundable "thank-you" money to the landlord), usually quoted in months of rent; on top of monthly rent you also pay 管理費 (かんりひ, building maintenance fee). Distance is always given as 駅徒歩◯分 (walking minutes to the station), calculated at 80 meters per minute. The one survival phrase to carry in: 「内見できますか。」 ("Can I view the place?").

What's the difference between 敷金 and 礼金?
敷金 (shikikin) is a refundable security deposit — you get back whatever isn't used for cleaning or repairs when you move out. 礼金 (reikin) is 'key money,' a non-refundable gift to the landlord that you never see again. Both are quoted in months of rent, e.g. 敷金一ヶ月・礼金一ヶ月.
What do layout codes like 1K and 1LDK mean?
The number is how many rooms there are besides the kitchen area; the letters describe that area. K = kitchen, DK = dining-kitchen, LDK = living-dining-kitchen. So 1K is one room with a small kitchen, and 1LDK is one room plus a combined living-dining-kitchen space.
How is 駅徒歩◯分 (walking minutes to the station) calculated?
By a fixed rule: 80 meters counts as one minute, rounded up, and it ignores traffic lights and hills. So 徒歩十分 means roughly 800 meters — the real walk may take a bit longer.
